Selling your home is stressful—especially if you’re still living in the place. Not only do you have to clean, organize and keep the place tidy at all times, but you have to be ready to leave at the drop of a hat anytime there’s a showing.
That can be pretty hard to do, particularly if you’ve got kids or pets to deal with, too.
Fortunately, while you can’t predict when a buyer might want to drop by—or how much notice you’ll have—there are a few things you can do to prepare and, ultimately, make the experience easier and more convenient altogether.
Designate a home away from home.
In today’s red-hot market, you never know how long you’ll need to be away from home. One showing can quickly turn into 10, and while driving around or hitting up the grocery story can bide the time for a bit, it’s certainly not productive way to spend the afternoon—or possibly even a full day.
Designate a place you can go when showings stack up. Maybe it’s your mom’s house, a friend’s place or even a local Starbucks. Just make sure it’s somewhere you can go in a pinch, it’s not too far from your home, and it has everything you need while away from home—food, bathroom, a place to work, etc.
Stock up on baskets, bins and tubs.
You want the house clean when a buyer stops by, but you don’t want to be scrambling to do it each and every time there’s a showing request. Make clean-up fast and easy by investing in some attractive bins and baskets. Use them to store odds and ends that are on the counters when a buyer is on the way, and hide them in a closet or on a shelf. You can also use them for toys, blankets, toiletries or anything else that might look like clutter to a potential buyer.
Stick to only a few rooms and spaces.
Try to contain your activity to only one or two rooms to keep messes (and subsequently cleaning) to a minimum. Watch TV in the bedroom, use only one of the bathrooms, and avoid guest rooms and other places unless you really need to go in there.
Clean as you go.
Try your best to clean up as you go, as this will keep last-minute tidying to a minimum. Wipe down the shower door once you get out, make your bed when you wake up and do the dishes as soon as you’re done eating. The less you have to do when a buyer comes calling, the better!
Declutter and get rid of anything ASAP.
The best way to keep your house clean and clutter-free is to minimize from the get-go. Stow away furniture, shelves and other decor items you’re no longer using, and take down pictures and wall hangings that make the space look busy. Go ahead and clear out your closet of old, unwanted items, too, and donate them to your nearest Goodwill or Salvation Army. That will make the closets look bigger (a huge plus for buyers!), and it will mean less stuff to move to your new place when the time comes.
Have your bags packed.
Put together a few “go” bags for when you need to leave in a hurry. Include some snacks, a water bottle, your laptop (and charger), and maybe your workout gear if that’s where you might head in a pinch. You don’t want to scramble to remember everything when the clock’s ticking, nor do you want to end up without everything you need once you hit the road!
Invest in a good kennel.
There’s nothing worse than trying to round up a pet-sitter on an hour’s notice. Invest in a comfortable, secure kennel for your furry friend, and make sure it has plenty of room to hold both them and their food/water bowls. You want them fed and happy while you’re away—and there’s no telling how long that could be.
Hire a good lawn care company.
Employ a local lawn care company to service your yard once a week until the home sells. Curb appeal makes a huge impact on buyers, and it can mean the difference between a great bid and just a so-so one. Have them trim the lawn, pull weeds, keep the hedges in check or trim the trees if necessary.
