What Can I Do to Get My Home Ready?
You can clear out any clutter and unnecessary items, and just give the place a good top-to-bottom cleaning. Also try to de-personalize that home if at all possible. Potential borrowers need to be able to envision themselves in the property, and if the home is full of deeply personal photos and mementos of someone else, that can make it hard to do.
How Long Will It Take to Sell?
That depends on your local market, but as most cities—Schertz included—are in the midst of an inventory crisis, you can likely expect demand for your home to be high. That could mean you get bids as soon as the day you list.
What Do I Do if There Are Multiple Offers?
This is where your realtor’s expertise will come in. They’ll look at the offers, compare bids and present you with the most profitable ones. They will likely take into account the actual bid amount, the total down payment offered, any closing costs or fees the buyer is willing to cover, and the types of financing each bidder has (cash bids, conventional loans and VA loans offer more confidence than FHA and low-down payment ones do). What if I Don’t Have Somewhere to Move to Yet?
Since homes are selling so fast in today’s inventory-strapped market, this is a common concern. Fortunately, once you’ve accepted an offer, you can negotiate what’s called a “lease back” in your final sales contract. This essentially allows you to sell the property to the buyer, but “rent” it back from them for XX amount of days (usually a few weeks or months). This gives you the time you need to find a new home, purchase it and make your move before the new buyer moves in.
How Do Showings Work?
Potential buyers will request a showing of your home through their own realtor who, in turn, will contact your agent or the booking service he or she uses to confirm appointments. You can opt to 1) set a certain range of hours each day in which showings are allowed or 2) choose to confirm or deny appointments on the fly, as you see fit. Whichever you choose, just make sure you’re ready to go once those showings start up. Have the house clean, your pets kenneled and your bags packed with anything you may need while you’re away.
